CRM update - adjustments in sales process

We’ve been working hard over the past few months on an update to our Sales / CRM module. With this update, the module has become a complete package that allows you to fully manage the rental and leasing processes of locations within SIMA. From the initial housing request to the moment a contract needs to be created and invoices sent, everything can now be managed directly in SIMA. To support this, we have implemented several changes related to the Sales tile, as well as useful exports that enhance the sales process.


  • When someone creates a housing request, it is no longer necessary to provide the full address; the city is sufficient. Based on a central point in the city, we search for housing within the specified radius.
  • The budget field in the request is no longer mandatory.
  • Indexation fields have been removed from the proposal, as these are often included in the general terms and conditions.
  • When creating a proposal for a customer, you can now indicate whether costs are inclusive or exclusive. For example, for a linen package:
    • Linen package inclusive → included in the rental price, no separate charge applies
    • Linen package exclusive with a price → not included in the rental price, a separate charge applies
    • Linen package exclusive without a price → not included in the contract, the customer must arrange it themselves
  • An archive has been added for completed sales/deals so that they do not clutter the overview of ongoing deals.
  • A new export called Checklist Rentallist Export allows you to see what has been invoiced over the past 12 months for the properties you rent that are on the rent list. This can serve as a potential control checklist.
  • A PDF export has been added to show vacancy for a user-selected period. When generating this export, you can choose the period and the minimum number of vacant days a property must have to appear on the PDF. This export is ideal for mailings or sharing with customers in general.
  • An export has been added to generate all rental and sublease contracts for locations. This export shows which contracts are active per location and their respective prices. It also allows you to see the margins for your locations by comparing rental costs with lease prices.
